What is a zoning change?

Changing the designated purpose of a structure/land to the purpose for which approval is sought from the planning and building committee. For example: In an area defined for industry, a building is labeled for industrial use, and a company wishes to convert the property into offices. A request must be made to the committee for a change of use, with justification for changing the designation from industry to offices. A significant change, such as from residential to commercial, is considered a non-conforming use. This involves a use that exceeds the permitted use of the land or building and has been conducted in a manner that is not approved by the zoning plan. Only the local committee grants approvals for non-conforming uses from the existing zoning plan, and this approval is often time-limited. The reason for this is that the committee does not encourage the feasibility of non-conforming uses for extended periods. Therefore, in some cases, it is possible to request a specific zoning change; however, this process is longer and can only be conducted by a certified architect.
